Here is the rather revealing first floor plan of international architect Enrique Norten's latest extravaganza, One Ocean, just launched by megadevelopers The Related Group. At the same time both rectilinear and biomorphic (ever notice how similar his stuff is to Norman Foster's), the plans are quite revealing.
First, although not on the ocean itself, and listing a Collins Avenue address, the building is on Ocean Drive. It spans the full block between Collins and Ocean, diverting an alley so as to capitalize fully on the Biscayne Street frontage to the south. Second, it's BIG, taking up a large chunk of the block and wrapping around the few existing buildings on the block that Related must not have been able to acquire. With seven or eight floors (whether or not you count the roof deck) and only 50 units, each one of those units will be absolutely massive, and have price tags to match. Finally, due to the low profile of the Nikki Beach Club, across the street, there will be glorious ocean views, framed by bits of the adjacent city, aplenty.
On the Ocean Drive frontage, a large retail space sweeps around the wide corner to Biscayne Street, connecting with an open plaza-like space to the west that then merges with the building's entrance porte cochere. Between the lobby and Ocean Drive retail an elaborate public breezeway bisects the center of the site. A driveway ramp (a ramp? We thought it had robotic parking) is tucked in the back, near the alley's diverted entrance. To the north, back around on Ocean Drive, are those townhouses? And on the corner of 1st and Collins, is that a pocket park??
