A large apartment complex is planned at 400 Biscayne in downtown Miami, with Greybrook Realty Partners and Property Markets Group co-developing.
The project would include 20,000 square feet of retail space and over 690 smart rental units, which would feature keyless entry and control of the audio, video, and thermostat from an app on the tenant’s phone.
GRP and PMG are also co-developing a gigantic condo project next door at 300 Biscayne Boulevard. Comprised of 500 luxury condos and rising 1,041 feet, it would become Miami’s tallest tower. (Panorama Tower in Brickell is currently king at 868 feet.) That project is expected to launch sales within the next couple years and is being overseen by Deepak Chopra.
“We are thrilled to partner once again with PMG on our third investment offering in the South Florida market,” said Peter Politis, CEO of Greybrook Realty Partners, via press release. “The region is experiencing a shortage of high-quality rental inventory as supply is unable to meet the growing demand for rental accommodation. We believe that 400 Biscayne will provide an attractive rental offering featuring luxury amenities and efficient floorplans that are well-suited to millennials and students of the nearby Miami Dade College (which does not provide housing facilities for local or international students due to lack of available land nearby).”
Amenities include a large co-working space with a library and business center, and a fitness center with a pool, a spa, and a yoga studio. A parking garage was not mentioned but it would appear to be at its base, judging from the rendering.
Other recently announced Downtown projects include a hotel near the Resorts World Miami site and a 73-story condo hotel called The Sterling not far from the 400 Biscayne site.
