$1.6M townhome sale sets Coconut Grove record

Sold for $869 per square foot

A three-story townhome in Coconut Grove recently sold for just under $1.63 million.

The home is three levels and one of eight in the Bella Vista community. It has two bedrooms, three bathrooms, and a view of the bay. The townhome also comes with a designated dock slip and a private outdoor patio.

The 1,870-square-foot residence sold for about $869 per square foot, which set a new record for townhomes in the Grove, according to Sari Libbin, Diego Palomo and Dan Hechtkopf from The Hechtkopf Group at Douglas Elliman. They represented both the buyer and seller.

They say the next closest sale in the Grove for a townhome came in 2015, when a residence at 3141 McDonald Street swapped hands for about $718 a foot.

"The more time I spend in the Grove, the more I see why this sub-market is gaining so much attention lately,” added Libbin. “Between the beautiful canopy trees, the convenient walkability and overall peaceful lifestyle Coconut Grove has to offer, I have no doubt we will continue to see a strong and active market in this tropical oasis.”
