After many months of construction, the mixed-use Aventura ParkSquare development is nearly ready to welcome residents, commercial tenants, and shoppers to the corner of Waterways Boulevard and NE 207th Street. In discussion since at least 2014, the 7.4-acre project broke ground in 2016 and recently scored Temporary Certificates of Occupancy from Miami-Dade County.
The five-building complex includes a nine-story combination office and condo structure, a 45,000-square-foot medical center, a 207-room Aloft hotel, a senior housing tower, and a parking garage. Designed by Zyscovich Architects, the pedestrian-friendly project is rather atypical for Aventura—a fact not lost on its developer. Miami-based Integra Investments is even playing up ParkSquare’s walkability and ground floor activity as a “health-centric” amenity.
According to Integra, the development’s shaded interior “main street” and extra-wide landscaped sidewalks will encourage people to stroll to retail tenants like Doc B’s, Starbucks, Barry’s Bootcamp, and Delicious Raw Kitchen and Juice Bar. A number of open staircases, it is hoped, will cut down on elevator use.
“We hope Aventura ParkSquare is a catalyst for real estate projects that aim to inspire wellness and walkability, while promoting an environment that benefits the long-term prosperity of a community,” said Integra Investments Principal Victor Ballestas in a statement to Curbed Miami. Perhaps lofty goals for an area long-dominated by strip malls, but certainly a step in the right direction.
