With Miami residents praying for prices to decrease as expected, we thought now would be a good time to update our Miami rental heat map, showing 15 of the hottest buildings for renters as the Summer of 2016 rapidly approaches.

The areas of focus were Brickell, Downtown Miami, Midtown, Edgewater, and South Beach. The buildings were arranged in geographical order.

The kicker: a building must have at least one unit available for rent to qualify.

Murano at Portofino

Murano is a high-end building with one-bedrooms available for $4,000 and up. It's on the southwestern most point of South Beach and has 600 feet of bay frontage.

The Floridian

The Floridian just might have the best location of any building on the beach. Located off 6th Street and West Avenue, it's walkable to Whole Foods, Publix, and Lincoln Road (on a nice day) while also allowing for easy access to the MacArthur Causeway. It's ideal for dog owners, with a boardwalk showcasing tremendous bay views.

Waverly

Another South Beach building with an ideal location on West Avenue. Built in 2001 and designed by Arquitectonica, it encompasses nearly 400 units and once housed retired NFL tight end Jeremy Shockey.

Flamingo South Beach

With three massive towers, a bunch of townhouses, expansive grounds, a beauty salon, a pet salon, a spa, a sandy-beach pool, an infinity pool, a giant gym (no longer affiliated with David Barton), the notorious Flamingo is a giant compound of rental insanity smack dab in the center of South Beach.

Sunset Harbour South/North

Purdy Avenue may be turned upside down in construction but it houses so many perks--bay views, hot restaurants, multiple exercise outlets, and several grocery-shopping options. It's a highly coveted complex and the only high-rise development in the area.

4 Midtown

Yet another former smorgasbord with tightening inventory. Towering condos, mid-rise lofts, and low-rise live-work setups give you lots of living options in the heart of Miami's very popular insta-city known as Midtown.

1800 Club Condominium

1800 Club is among the best regarded of the buildings by Margaret Pace Park, a sizzling area in Edgewater. Rent starts in the $1900 range.

Vizcayne

The art deco-esque towers of Vizcayne remind us of New York in the 30s. Vizcayne is a set of two towers atop an amenity deck that spans the entire block. Glorious views to the east.

50 Biscayne

With rents ranging from $1,700 to about $6,500 a month, 50 Biscayne is the kind of building very typical of the last condo boom. The location, in the heart of downtown and facing Bayfront Park, is great and only getting better.

One Miami

One of the best locations in the Greater Downtown Miami area because of it's proximity to Brickell while remaining a perfect distance from the highway. It offers a gym in each of the two towers and faces the bay on two sides, with a boardwalk wrapping around the building. A new Whole Foods is blocks away.

Met One

Met One, the first tower of the Metropolitan Miami megaproject, is one of those condo towers that went rental in the real estate apocalypse. Rents here are $1,800 and up.

Icon Brickell

Icon Brickell is the Grand Queen of the big real estate boom, designed by Arquitectonica and Philippe Starck, and built by the boom's biggest king, Jorge Perez. Units here can be had for between $2,375 to $8,200 a month. But there's a fiasco with its notorious pool deck.

Brickell City Centre Reach

Brand new and housed within the highly anticipated Brickell City Centre, Reach is now open, with rental units asking $2,600 and up. Amenities include include concierge services, a heated lap pool, poolside cafe service, spa, fitness center, library, and playroom.

Plaza on Brickell

The one knock on plaza could be it's too far into in Brickell's core-a potential traffic nightmare-but it's a dynamite building if your biggest concern is being in the thick of the action while living in a quality building. It's very walkable to Mary Brickell Village and Brickell City Centre.
